
Construction of Six Semi-Detached Duplexes
Ground-up construction of six semi-detached duplex units executed as a repeatable structural template. The delivery model was mock-up-first — the lead unit acted as the pattern, with the remaining units matching material, dimensional, and finish standards verified from that reference.
What the project set out to do

- Coordinate infrastructure (drainage, water, power) as a single scheme
What we were up against
With six near-identical units, any drift in workmanship between blocks would be immediately visible. Consistency had to be enforced trade by trade.
Multiple units at overlapping stages of construction meant careful sequencing of block-work, MEP first-fix, and finishing crews to prevent congestion.
How we delivered
The first unit was completed and client-signed-off as the reference standard. All subsequent units were audited against that reference before PC.
A staggered start across the six units created a smooth flow for each trade rather than peaks and valleys of demand.
Reinforced-concrete frame with sandcrete block infill and pitched-roof structure over first floor, single-phase LV distribution per unit, and shared estate stormwater and potable-water reticulation.
Delivered under a lump-sum contract with a resident site team, weekly earned-value reporting, and formal QA hold-points at foundations, superstructure, roof, and finishes.
Inter-unit audits verified finish consistency across all six duplexes before individual PC. All concrete cube-tested to specification.
