What we were up against

Hospitality service continuity

A hotel's guest experience depends on uninterrupted water and cooling. The MEP scheme had to be resilient by design, not by patching after opening.

Rooftop plant coordination

Rooftop condensers, refrigerant runs, and structural support steel had to be sequenced with roofing and waterproofing to avoid post-installation penetrations.

How we delivered

Triple-pump booster set

A duty/assist/standby pressurised water system provides ride-through against any single-pump failure — critical for hotel operations.

Coordinated rooftop plant

Structural plinths, refrigerant routing, and drainage were installed before roofing close-in, eliminating post-handover roof penetrations.

Paved arrival & back-of-house

External works were paved to hotel-arrival standards, with a segregated back-of-house route for service vehicles.

Engineering

Reinforced-concrete superstructure with block infill. MEP scope includes a duty/assist/standby booster pump set, rooftop HVAC condensing units with brazed refrigerant piping, addressable fire-alarm and life-safety systems, and generator-backed LV distribution.

Execution

Delivered under a construction-plus-MEP scope with a resident engineering team, weekly progress reporting to the client, and formal commissioning of every MEP system prior to hotel opening.

Quality

Booster set pressure-tested and witnessed. HVAC refrigerant circuits vacuum-tested and leak-checked before charging. Fire-alarm cause-and-effect testing witnessed against the approved matrix.

Outcome

A completed hotel building with commissioned MEP systems, delivered ready for the Golden Tulip operator team to activate.
